With the London property market slowing down and many flats over-priced, some vendors need to sell quickly – and know their property has definitely been sold. They cannot risk it falling through, or the purchaser trying to “renegotiate” the price after a survey.  What is the answer?  An auction!

Michael Desmond, Managing Director of On The House, has featured several times on BBC 1’s famous “Homes Under the Hammer”. He – and other staff – can help arrange for your property to be included in a suitable auction, where it is likely to be sold. You can agree a reserve price, under which, the auctioneer will not allow the hammer to fall. Normally, completion takes place four weeks after the auction. Increasingly, prices obtained are similar to those achieved if you sell through and estate agent. Please contact us for full details of the service.

Buying

If you want to buy for investment – or, if you are in funds, having sold a previous property, for owner occupation – we provide an auction purchase service; we will view any suitable properties, advise you of likely yields (if the purchase is for investment), look at the legals and accompany you to the auction. If you buy a property using this service, we charge 1% plus VAT of the purchase price – only if you actually buy. If you do not, there is no fee.

Ultimately, you are responsible for any purchase made – but sometimes, a little help and guidance makes all the difference. We can subsequently rent out any buy to let property purchased or help with any drawings, etc. if you need planning permission for conversion, adaptation or development. Properties can be bought using this service anywhere in the UK. It is critical to know what to bid, when to bid and how much to bid.
